After sitting abandoned for 15 years, the historic rehabilitation of Lithuanian Hall made it the first building in Detroit to be certified by the prestigous LEED® Green Building Rating System for Core and Shell construction. Originally built in the 1920’s, this structure required extensive gutting of the internal structure and complete restoration to historic requirements. The energy efficient systems used in Lithuanian Hall have produced significant energy savings for the building’s Client. The radiant heat system alone has reduced energy consumption by more than 12%. Factoring in the high ceilings and other design features, the savings is about 25% according to tenants.

Lightweight gypsum concrete floors serve as thermal mass for radiant heat while also resolving the problem of existing uneven floors.
The radiant floor heat system incorporates a fully modulating, dual tandem boiler system, with multiple zones separately controlled, providing highly efficient heat.
The owner desired to mix new architecture elements with the historic. This included retaining areas of peeled plaster exposing the brick structure.
