Our vision is to enhance the quality of our communities through our expertise as team builders and constructors.
Experience and efficiency are key qualities of an excellent Construction Manager. At O'Brien, we understand that time management, cost management and quality management ensure a seamless delivery of your project. We have a long history of successfully working with project owners to specify objectives and establish scope, budget and schedule in order to facilitate outstanding project delivery. With vast experience across many markets, our team maximizes proper coordination and control of planning, estimating, value engineering, contracting, construction and commissioning.
The processes of design, construction, phasing and relocation can be daunting. Having the expertise of our team in your corner makes all the difference. As your Owner’s Representative, O'Brien ensures your best interests are at the heart of every decision made. We work to actively protect your interests and act as a liaison between you and the financing entities, municipalities, design team, contractors, and vendors. With over 50 years in the industry, we know how a project should be managed in order to deliver the best possible results for owners and stakeholders.
A successful project is built on the foundation of diligent planning. At a project's inception, our pre-construction team begins working with owners to ensure that the job is functionally and financially viable. In addition to estimating, the pre-construction team facilitates design decisions, evaluations, value engineering, scheduling, constructability reviews, and more. Design costs, permitting, land acquisition, and life-cycle costs may also be evaluated.
As your General Contractor, O'Brien Construction expertly handles the overall coordination of your project. From finding the best trade contractors to ensuring that the project is delivered on time and on budget, our team is committed to partnering with your vision and goals for the job. By making quality relationships a top priority, we excel at overcoming any challenges that may arise with municipalities, acquiring permits, managing site personnel, and ensuring a safe working environment.
As design/builders, O'Brien is able to minimize risks for project owners, reduce overall costs, and accelerate the delivery schedule by overlapping the design phase and construction phase of a project. By acting as the single point of responsibility for the project, we are able to bring all members of a project team together early in the process to identify and address issues of cost, schedule and constructability. This collaborative approach allows us to harness the strengths of our innovative team and apply value engineering at the project's inception. With over 50 years of experience, O'Brien partners with industry-leading architects, engineers, and specialty trade contractors who propose best-value solutions for various construction elements before the design is complete, thereby dramatically increasing efficiency and reducing change orders, cost growth and schedule delays.
Energy is one of the largest operating costs for building owners and operators. Inefficient buildings drive up operating costs by losing energy through under-insulated walls, roofs and windows. When building systems such as HVAC, Electrical and Plumbing are performing at less than optimum efficiency, they add unnecessary expenses to your operation. We show you exactly how these structures and systems can be economically retrofitted or replaced to provide immediate cost savings. We begin by conducting a comprehensive energy study for your business to identify areas of inefficiency and then provide specific upgrade options. Through energy audits and a clear cost/benefit analysis, we will help you clearly identify the potential savings to your bottom line.
LEAN Construction delivers a project with minimum waste of materials, time, and effort in order to generate the maximum possible amount of value. A key component to this strategy is pull scheduling, or reverse-phase scheduling, which requires collaboration of all project participants at the early stages of the endeavor and continuing throughout all phases of construction. Based on a master schedule with key milestones, pull scheduling begins with a scheduling workshop during which all stakeholders develop a specific plan for each phase of construction. The object is to keep the team working on well-defined deliverables at a reliable and predictable pace in order to eliminate re-work and waiting. By applying LEAN construction practices to every job we do, O'Brien has seen a significant increase in efficiency and greater job satisfaction for our skilled trades.
